Disclosures
Effective: June 28, 2026. This page discloses ST8GE's compliance framework, AI limitations, and professional obligations for real estate use.
1. Virtually Staged — mandatory disclosure
Every image rendered by ST8GE is an AI-generated virtual staging. All rendered images carry a non-removable "Virtually Staged" badge and caption. This badge:
- Cannot be removed, cropped, covered, or altered by any user at any subscription tier, including Enterprise;
- Is designed to satisfy the truthful-advertising requirements of NAR Code of Ethics Article 12, the CREA REALTOR® Code (Canada), and state-level virtual-staging disclosure laws (including California, Florida, New York, and other jurisdictions as enacted);
- Is designed to satisfy most U.S. state and Canadian provincial MLS advertising rules (including CREA Data Distribution Facility participants); agents are responsible for confirming compliance with their specific MLS, board, and regulator (e.g., RECO in Ontario, OACIQ in Quebec, state real-estate commissions in the U.S.);
- Applies equally to de-staged (cleared/emptied) renders, not only furnished renders.
Agents are individually responsible for ensuring that all property marketing materials — including ST8GE renders — comply with their brokerage's policies, local MLS rules, state or provincial real-estate licensing regulations, and applicable advertising laws. ST8GE's built-in badge is a compliance aid, not a legal guarantee.
1a. Sales and leasing — equal disclosure
ST8GE supports both sales and leasing workflows. The "Virtually Staged" disclosure, agent attestation, and Fair Housing obligations apply identically whether a property is marketed for sale or for lease. Leasing agents must additionally:
- Disclose virtual staging to prospective renters in any listing photo, social post, or showing material that includes a render — using the same on-image badge as sales listings;
- Not represent rendered furnishings as included with the unit at move-in unless the lease expressly says so, and not use renders to imply a furnished-rental price tier the unit does not actually offer;
- Follow applicable landlord–tenant law and local source-of-income, familial-status, and assistance-animal protections (which often extend beyond the federal Fair Housing Act in rental contexts, e.g. in NY, NJ, CA, ON, QC);
- Honor any rent-control, rent-stabilization, or fee-disclosure advertising rules in their jurisdiction independently of the render — ST8GE does not generate or validate price or fee copy.
2. Agent attestation
Before uploading any property photo, each agent user completes a one-time annual attestation confirming:
- They have the right to upload and stage the photos (via MLS, listing photographer permission, or property owner authorization);
- They are a licensed real estate professional or are expressly authorized by one;
- They will share renders with the "Virtually Staged" disclosure intact;
- They will represent renders as inspiration and visualization only, and will direct clients to site-visit and verify actual property conditions;
- They will not present rendered items (furniture, fixtures, decor) as available for purchase;
- They will not alter or remove the "Virtually Staged" disclosure badge.
This attestation is logged with a timestamp and is renewed annually. Completion of the attestation does not constitute legal advice or guarantee regulatory compliance.
3. AI limitations and accuracy
ST8GE's renders are produced by a generative AI image model (Google Gemini). AI-generated images:
- May not accurately reflect the room's actual dimensions, lighting, ceiling height, or architectural features;
- May generate furniture or decor that would not physically fit in the space;
- May vary in quality, consistency, or style accuracy between renders;
- Are not architectural renderings, floor plan representations, or professional interior design proposals;
- Do not constitute a representation about furniture or decor costs, availability, or brands present in the property.
Agents should review all renders for accuracy and appropriateness before sharing with clients.
4. Fair Housing and anti-discrimination compliance
ST8GE is a neutral visualization tool. The staging styles, room types, and design options available in the app are offered equally to all users and are not designed to steer buyers toward or away from any property based on race, color, national origin, religion, sex (including sexual orientation and gender identity), familial status, disability, source of income, age, or any other class protected under the U.S. Fair Housing Act, the Equal Credit Opportunity Act, HUD guidance on AI and algorithmic tools in housing, the Canadian Human Rights Act, or provincial and state human-rights codes.
Agents are responsible for ensuring their use of ST8GE's outputs does not constitute discriminatory advertising or steering. In particular:
- Do not use staging style selections to signal neighborhood demographics or buyer demographics;
- Do not use buyer profile or style quiz features to discriminate against buyers based on protected characteristics;
- Review all shared content to ensure it does not include human models, cultural or religious symbols, or imagery that could constitute discriminatory advertising.
5. MLS and brokerage rules
MLS rules and brokerage policies vary by market and jurisdiction. ST8GE's compliance features are designed for the most common requirements across North American MLS systems, but they may not satisfy every specific rule in every market. You are responsible for:
- Confirming that use of AI-staged images complies with your specific MLS advertising rules;
- Obtaining any additional disclosures or approvals required by your brokerage;
- Ensuring that your use of ST8GE renders in MLS listings includes any supplementary text disclosure required by your board.
6. Brand references — no affiliation
Budget tier descriptions in ST8GE reference well-known furniture and decor brands as style reference points only. ST8GE has no affiliation, partnership, or endorsement relationship with any of the referenced brands. No implication of product availability, brand approval, or commercial relationship should be inferred.
7. Market Intelligence data
The Market Intelligence feature (Premium) displays aggregated, anonymized data about staging preferences across the ST8GE network by zip code. This data:
- Is derived from anonymized usage patterns and does not include any personally identifiable information;
- Is provided for informational and strategic purposes only;
- Does not constitute real estate market analysis, valuation advice, or investment guidance;
- May not reflect current market conditions and should not be the sole basis for any professional recommendation.
8. No professional advice
Nothing in ST8GE — including the Ask ST8GE AI assistant, Market Intelligence data, style recommendations, or any other feature — constitutes legal advice, real estate advice, investment advice, interior design advice, or any other professional advisory service. The AI assistant's recommendations are generated by a language model and are not reviewed by licensed professionals. Always apply your own professional judgment before relying on any AI-generated recommendation.
9. Reporting compliance concerns
